Long’s Sideout Sports & Spirits | New Pickleball & Volleyball Courts Near Xenia, Ohio

🎉 New Pickleball & Volleyball Destination Near Xenia: Long’s Sideout Sports & Spirits Opening Summer 2025!

If you’ve been searching for your next go-to spot for fun, fitness, and community connection in Xenia, Jamestown, Cedarville, Spring Valley, or the greater Greene County area, you’re about to hit the jackpot. Introducing Long’s Sideout Sports & Spirits, the area's brand-new recreational and social hub! Nestled just south of Xenia at 1395 U.S. 42 S., this locally owned venue is ready to serve up some serious fun this summer — and it's unlike anything else nearby.

A Sports & Social Venue Built for the Community

The dream started more than 20 years ago when Brittini and Casey Long first met on a sand volleyball court. Now, they’re bringing their passion to life with a premier recreational facility featuring:

✅ Six pickleball courts

✅ Four sand volleyball courts

✅ A cozy 7,500 sq. ft. indoor lounge with coffee, smoothies, and alcoholic beverages

✅ Outdoor seating to relax and unwind

✅ Space for leagues, lessons, tournaments, and open play

Phase 1 launches summer 2025, and the Longs aren’t stopping there. Future expansions (Phase 2 and 3) will include indoor pickleball courts, a cornhole or ping pong room, and an outdoor food court perfect for local food trucks, live music, and special events.

Why Pickleball AND Volleyball?

Pickleball is one of the fastest-growing sports in the country, with over 4.8 million players nationwide, and now, the Xenia and surrounding area will finally have a top-tier facility dedicated to it. The Longs originally focused on volleyball but pivoted after hearing story after story from locals struggling to find a place to play pickleball.

“We’ve heard the challenges of trying to get on a court,” says Brittini. “We just want to create a safe space closer to home and build something that brings people together.”

More Than Just a Sports Complex – A True Community Space

Long’s Sideout Sports & Spirits is more than just a place to play — it’s a place to connect. The Long family is committed to making this a welcoming environment for families, friends, and teams across Greene County and beyond. From weekday leagues to weekend fundraisers, you'll find a variety of ways to get involved.

Expect to see local food trucks, nonprofit fundraisers, and potentially even pickleball clinics led by a local pro (they're still on the lookout if you know someone!).

About the Owners – Local, Passionate, and Rooted in Community

Brittini and Casey Long aren’t developers — they’re neighbors who believe in the power of community. Brittini, a Fairmont High School graduate and longtime public servant, and Casey, a West Carrollton grad and paving professional, have invested over $750,000 into bringing this dream to life.

Their mission is simple: create a place where people can gather, be active, and find connection again.

“When I can stand back in a corner and see dozens of people laughing, smiling, and enjoying themselves, I’m going to know that we did what we were aiming to do,” Brittini said.

Perfectly Located for Xenia, Jamestown, Spring Valley & Beyond

Located just minutes from downtown Xenia, Long’s Sideout Sports & Spirits will serve nearby communities like Jamestown, Cedarville, Spring Valley, Bellbrook, and even parts of South Dayton. Whether you’re looking for your new pickleball home base, somewhere to host a fundraiser, or just a spot to sip a smoothie and watch the games, you’ll find it here.

✨ Fast Facts:

📍 Address: 1395 U.S. 42 S., just south of Xenia

🏐 6 Pickleball Courts + 4 Sand Volleyball Courts

🎵 Phase 2 & 3: Indoor courts, food court, live music & more!

🎯 Serving Xenia, Jamestown, Cedarville, Spring Valley, Bellbrook & beyond

🎾 Ready to Serve the Xenia & Greene County Sports Community

With limited open play, daytime and evening leagues, and plenty of space to simply hang out, Long’s Sideout Sports & Spirits is poised to become a favorite local gathering place. Whether you’re a competitive player or just want to reconnect with friends post-pandemic, this spot is built for you.

Fairborn Ohio Real Estate Market Update – March 2025

Fairborn, Ohio Real Estate Market Update – March 2025

If you’re considering buying or selling a home in Fairborn, Ohio, now is a great time to get informed. The local housing market has seen steady activity over the past 30 days, with strong buyer interest and a mix of homes in various price points. Whether you're relocating to the area, upsizing, downsizing, or making a first-time purchase, understanding  current trends in Fairborn can give you a competitive edge.

Fairborn Market Overview – What the Numbers Say

In the past month, the average listing price for active homes in Fairborn was approximately $270,000, with an average living area of 1,701 square feet and a cost of $162 per square foot. The average home sat on the market for 45 days. By contrast, homes that went under contract had an average list price of $298,174, with slightly larger living areas at 1,878 square feet, and they moved significantly faster—averaging just 18 days on market. Meanwhile, sold homes averaged a slightly lower price of $252,353, closing in about 41 days, with an average price per square foot of $143. These numbers show a solid demand from buyers and a healthy, active market for sellers.

Noteworthy Homes Currently on the Market

Among active listings, several homes stand out for their size, features, and location. One of the most luxurious homes available is located at 1594 W Dayton Yellow Springs Road, offering over 3,500 square feet, 3 bedrooms, and 5 bathrooms, listed at $939,000. This home has been on the market for some time, appealing to buyers looking for privacy, custom finishes, or estate-style living. A newer listing that’s catching attention is 4385 N Hyland Avenue, a beautifully updated 4-bedroom, 3-bath home with 2,304 square feet, listed at $495,900. With just 3 days on the market, it’s proof that higher-end homes are moving fast when priced correctly.

Another notable active home is 4337 Dobbin Circle, featuring 5 bedrooms and 2 bathrooms across 3,014 square feet, priced at $388,000—a fantastic value at just $128 per square foot. For buyers searching in the mid-$200Ks, 4010 Cozycroft Drive is a great option, offering 4 bedrooms, 2 baths, and nearly 1,900 square feet for $265,000. These listings show that Fairborn offers something for everyone, from affordable family homes to higher-end, spacious properties.

Homes Going Under Contract Quickly

The under-contract data reveals how hot the market really is. Homes that are priced well and presented professionally are selling fast—many within just a few days. 1576 Meadowlands Drive, a massive 5-bedroom, 4-bath home with over 4,000 square feet, was listed at $600,000 and went under contract on day one. Similarly, 1269 Heathgate Way, offering 4 beds, 4 baths, and over 3,100 square feet, was scooped up almost immediately for $494,384. These quick contracts are an excellent sign for sellers who are thinking of listing this spring.

Another strong performer was 4884 Appaloosa Trail, a 3-bedroom, 2-bath home with nearly 2,000 square feet, which went under contract in just 3 days at $475,000. Homes in neighborhoods like Heathgate, Artesian Ridge, and Regatta Park are moving particularly quickly, suggesting that buyers are focusing on newer construction, upgraded finishes, and convenient locations.

Recently Sold Homes Reflect Strong Demand

Over the past 30 days, Fairborn has seen a variety of homes close, and many sold at or near asking price. 1207 Heathgate Way, a 4-bed, 3-bath property, sold for $462,036 on the same day it was listed. Likewise, 1275 Heathgate Way, with 3 bedrooms and 2 baths, sold immediately for $452,817, indicating that buyers are prepared to move fast—especially in sought-after communities.

Mid-range homes also showed strength. 58 Cascade Drive, a 3-bedroom, 3-bath home with over 2,100 square feet, sold for $359,900 after just 2 days. Meanwhile, 1277 Honeysuckle Drive closed for $280,000 in only 5 days, and even more affordable options like 1523 Eagle Highlands Drive, a 2-bed, 2-bath home, sold for $164,900 in just 2 days. These quick sales and solid price points show that demand remains strong across nearly all price ranges.

What This Means for Buyers

If you're looking to buy a home in Fairborn, don’t delay. Well-priced homes are moving quickly—especially those under $300,000. The average time on market for homes under contract is just 18 days, and many are going in under a week. If you’re serious about finding the right home, it’s important to be pre-approved and ready to make a strong offer when the right property hits the market. With the average cost per square foot rising, purchasing now could save you money over waiting until the market heats up even more.

What This Means for Sellers

If you're considering selling your home in Fairborn, now is the time. Buyer demand is strong, and homes are moving fast—especially if they’re priced competitively and in good condition. The data shows that buyers are especially drawn to homes in popular subdivisions like Heathgate, Cascade, and Regatta Park. Whether your home is a luxury property or a more modest family home, the current market conditions are favorable for sellers looking to get top dollar.

Neighborhoods to Watch in Fairborn

Several neighborhoods are seeing consistent activity and fast-moving sales. The Heathgate neighborhood continues to be one of the most desirable, with multiple homes selling within days. Regatta Park Drive and Cascade Drive are also performing well, with homes under contract or sold quickly at competitive prices. For buyers looking for value, neighborhoods like Valleyview Drive, Hidden Valley Court, and Cozycroft Drive offer well-priced homes with strong potential.

Plan Beavercreek: How This Citywide Update Impacts Homeowners & Buyers

Exciting Changes Coming to Beavercreek: What Plan Beavercreek Means for Homeowners and Future Buyers

The City of Beavercreek is embarking on a groundbreaking journey with Plan Beavercreek, a comprehensive initiative designed to modernize the city’s land use plan, zoning code, and property maintenance code. This marks the first full-scale overhaul of these regulations since Beavercreek’s incorporation in 1980—a move that will significantly impact the city’s future growth, home values, and real estate market.

What is Plan Beavercreek?

Plan Beavercreek is a strategic effort to shape the city’s development for years to come. After a competitive selection process, the city has partnered with ZoneCo and OHM Advisors to create a well-structured, community-driven framework that will guide growth, development, and property standards.

According to City Manager Pete Landrum, this initiative is a milestone for Beavercreek:

“Over the years, the city’s Planning and Development Department has implemented various updates, but we have never taken on a comprehensive overhaul of this scale. Custom-tailoring these planning documents is essential for shaping Beavercreek’s future and ensuring it remains a thriving, vibrant community.”

Key Goals of the Plan

Plan Beavercreek focuses on several core objectives:

✅ Establishing a long-term land use and development guide – This ensures future development aligns with the community’s vision, balancing growth with preservation.

✅ Developing a strategic implementation plan – Major projects and initiatives will be structured for long-term success, fostering a sustainable and well-organized expansion.

✅ Updating zoning codes – The city aims to modernize its zoning regulations, making them easier to understand and more effective in supporting future development.

✅ Enhancing public engagement – Residents and business owners will have multiple opportunities to provide input, ensuring community voices shape the policies.

What This Means for Beavercreek Homeowners and Buyers

For those buying or selling a home in Beavercreek, this initiative is a game-changer. Here’s why:

  • Property Values: A modernized zoning code and streamlined development process could enhance property values by promoting well-planned growth, attractive neighborhoods, and better-maintained properties.
  • New Housing Opportunities: Updates to land use plans may introduce new residential developments, offering more options for buyers looking to move to Beavercreek.
  • Better Community Standards: Strengthened property maintenance codes will help preserve neighborhood appeal, benefiting both current homeowners and future buyers.
  • User-Friendly Development Process: The changes aim to make it easier for homeowners and builders to navigate zoning regulations, ensuring smooth property improvements and renovations.

Beavercreek, OH Water Update: Softer Water & What It Means for You"

Water Service Update: Greene County Completes Water Softening Transition

If you live in Beavercreek, Ohio, or anywhere in Greene County, there's great news about your water service! The Greene County Sanitary Engineering Department (GCSED) has successfully completed a major water softening transition, significantly reducing the hardness of the county’s water. This improvement means a better experience for homeowners and businesses alike.

Greene County Water is now softened

What Has Changed?

Previously, Greene County’s water hardness was measured at 27 grains per gallon. With the upgrades to the water treatment plant and the installation of a new reverse osmosis system, the water hardness has now been reduced to 8 grains per gallon (140 mg/L of CaCO3). This marks a major enhancement in water quality, making it softer and more manageable for daily use.

What This Means for You

With softer water now flowing from your taps, homeowners have a choice when it comes to their personal water softeners. GCSED advises residents to consider the following steps:

  1. Try the New Water First – Instead of immediately removing or turning off your water softener, try putting it in ‘bypass’ mode for a few weeks to see if you prefer the new, softer water.
  2. Recalibrate If Needed – If you decide to continue using your water softener, recalibrate it to match the new hardness level of 8 grains per gallon to avoid over-softening, which can damage plumbing and fixtures.
  3. Reduce Salt Usage – With the reduced hardness, significantly less salt is needed if you continue using your softener, leading to cost savings and environmental benefits.

Benefits of Softer Water

  • Less Scale Buildup – Softer water helps prevent mineral deposits in pipes, appliances, and fixtures, extending their lifespan.
  • Improved Cleaning Efficiency – Soap and detergents lather better, meaning cleaner dishes, clothes, and hair with less product.
  • Lower Maintenance Costs – With reduced mineral buildup, you may experience fewer plumbing issues and longer-lasting appliances.
  • More Eco-Friendly – Reducing the need for additional softening means less salt in the wastewater system, benefiting the environment.

A Major Infrastructure Improvement

This water softening transition is part of Greene County’s commitment to improving infrastructure and enhancing the quality of life for residents. The upgraded water treatment plant and new reverse osmosis system represent a significant investment in the future of the region.

GCSED thanks the community for their patience and support throughout this process. If you have any questions or need assistance adjusting your water softener, be sure to reach out to them for guidance.

PCS Tips for a Smooth Move to WPAFB

1. Start Your Housing Search Early

The Dayton area is highly competitive for military relocations. We recommend starting your home search as soon as you receive your orders—whether you’re looking to rent or buy. We can help with virtual tours, home-buying assistance, and expert insight into the best neighborhoods for your family’s needs.

Several of the local communities do have new home construction available that we can assist you with.  Sometimes a few builders will have homes available in less than 30 days; other newly built home homes will be finished in a few months.  We can also help you build a new home in these areas, from selection to completion.

2. Utilize Military & Local Resources

There are several resources available to help military families transition smoothly to WPAFB:

  • WPAFB Relocation Assistance Program
  • Military OneSource (moving benefits, counseling, spouse employment resources)
  • Local spouse networks and social groups for community support

3. Plan for School Enrollment

If you have school-aged children, researching schools early is essential. Top school districts near WPAFB include:

Make sure to gather transcripts, immunization records, and any special education plans ahead of time.

4. Pack a "First-Night Box"

Make sure you have essential items ready for your first night in your new home:

✔️ Toiletries✔️ A few days' worth of clothes✔️ Important documents (orders, IDs, medical records)✔️ Chargers & electronics✔️ Basic kitchen supplies

5. Prepare for the Emotional Side of PCS Moves

PCS moves are not just logistical—they’re emotional too. Leaving behind friends and familiar places can be difficult, but WPAFB has a welcoming and supportive military community. Join military spouse groups, social clubs, and base-sponsored activities to start making connections quickly.
