All these services make it easy to embrace what the library has to offer at no charge to you. That's right FREE! 

They even have dates that your late fees will be reduced by half!! I could have really used this idea! I really supported our public library when the kids were young! 

Local libraries provide "launch pad check outs" also, which if you don't know (I didn't!) is a tablet for kids that has lots of apps pre-loaded with educational games and activities to keep them busy! What a great idea! Good for summer to keep their minds active. 

Not to mention the libraries offer lots of online classes and activities that sound like so much fun! HOAs… What are they? What are the Benefits?

When looking for a new home, there are many things to consider, including the pros and cons of an HOA. HOAs are definitely something to talk about.

So, what are H.O.A.s?

HOA stands for Home Owner Association.

Homeowners Associations are formed by all the homeowners in a particular neighborhood that also has a formal, written document that governs the neighborhood. What does that mean exactly? Homeowners Associations are created to keep a clean and cohesive atmosphere throughout a neighborhood. Neighborhood residents elect members to serve the community in leadership roles serving the HOA.

They create bylaws that spell out the things that shall or shall not happen within that location. Some of those bylaws can include things like if you can have cars parked in the street for a long period of time, or how high your fence can be.

There are fees in every HOA that can range from under $25 dollars a month to $1,000 a month. Where does that money go? The money goes to things like taking care of community spaces like a park or pool, and in some cases city services like trash removal, water, and sewage.  A portion of the month HOA dues is set aside for long-term maintenance on the buildings for things like roof replacements.

Some of the benefits of HOAs are having access to things like swimming pools and playgrounds. In some cases, they help with the weekly maintenance on the property like lawn care, pest control, and snow removal. 

Probably one of the most important things the HOA accomplishes is that it protects your investment you have made in the purchase of the home or condo.  The HOA accomplishes this by enforcing the rules and regulations of the neighborhood ensuring a neighbor doesn't do something on their property that would adversely affect neighborhood property values.

The FHA 203k Rehab Loan May Be The Perfect Match For Your Fixer-Upper

So you find the home you think is perfect but it needs some work.  You have your pre-approval set and ready to go. You want to make an offer, but your approved FHA.  You discover the FHA loan has some restrictions for their loans that would apply to this house.  

Check out the FHA203k Rehab loan it allows you to finance 2 things

     1. Your home purchase

     2. The repairs/improvements you would like to make on the house

The trick is they are willing to loan this money because they track and verify the repairs that you are planning to do. This does mean that the loan process has some hoops to jump through to accomplish utilizing this resource. 

You do have to find a lender who is an approved 203k lender. HUD has a search page to help find one.

The next step is to get approved for the loan. The rates are a bit higher on the 203k loan about .75% to 1.0% than your regular FHA rates. You also have to pay FHA mortgage insurance. 

The repairs allowed depending on which one of two options of this type of loan you choose. 

The Limited 203k does not allow for the moving of walls (my personal favorite!) or anything that changes the footprint of the home. Kitchen and bathroom remodel, appliance replacement, Heating & Air upgrades, Flooring, Safety issues, are all allowed with this version of the 203k. Could be a huge help to just upgrade the existing home. The stated financial limit given for these upgrades is a cost of $35,000.00

So why would you choose the limited option?

More lenders offer this, so it makes it easier to find someone to work with to get approved. 

The Standard 203k FHA Loan allows you to do just about anything you want to update the home you choose. Changes have to be permanent. So structural changes are allowed in this option. You can even convert a single-family home to multiple rental units or vice versa! Another great use is to create handicap accessibility to your new home. You can even MOVE the home with this option! 

The negatives to this loan involve the longer time frame to get to closing, due to the extra time involved working with contractors to provide the lender with costs associated with the projects that need to be done! You are not able to DIY the work for this loan.  All work must be completed by a licensed and approved professional builder or contractor

If you qualify for a regular FHA loan then you should be able to receive approval for your FHA203k Loan!! Once you're approved you can find your contractor and get bids for work to be done, so that those costs can be included in your final loan amount. The renovation can start after closing, which is typically about 60 days - almost 2x the timeframe as a regular FHA loan. The lender pays the contractor as the work is completed! 

These loans do have to be applied to owner-occupied homes, for at least 12 months (so no flips or rental properties). 

If you're looking at a fixer-upper or an older home that needs some renovations. This loan could be your answer!!

Updating Your Kitchen?  Consider These Two Countertop Options

If you are thinking about remodeling your kitchen there are many options to decide on. One that many people question is what type of countertops to use. 

Granite and Quartz are at the top of that list these days. Which one is better? That is for you to decide, but I will give you a little insight to help make your choice easier. 

When it comes to making a decision, choosing Granite is a little more difficult because it is a stone that is 100 percent natural so every piece is going to be a little different. Now with Quartz it is still a stone that is 95 percent natural but is 5 percent polymer resins, so each piece will be a little more similar. 

To keep that appearance long-lasting, Granite will have to be cleaned up quickly due to oils and acids that can stain or tarnish the look of the countertops. Quartz is a bit more heavy-duty because it is not as porous as granite, and will not have as many problems with certain foods or cleaners. The only worry with Quartz is high temperatures can change the color of the stone. So don’t keep those hot pans right on the counter, make sure you are using heating pads. 

Pricing, I know this is always big on someone’s mind while redesigning. Do not be worried, Quartz and Granite are do not have a large of a price difference as you may think. Quartz normally ranges from $80 -$140 per square foot. On the other hand, Granite ranges from about $80 - $175 per square foot. Now that does depend on how luxurious of a countertop you are trying to go with. 

All stone countertops are beautiful, so get out there and start imagining Quartz or Granite in your kitchen!
