New Luxury Homes Coming to Washington Township's newest neighborhood Mill Creek
Dayton Business Journal reporter Max Abbatiello recently shared exciting news about a major expansion coming to Washington Township. As Abbatiello reported, “Dayton-based custom luxury home builder Design Homes will be taking on the development of 135 luxury homes off Clyo Road,” marking one of the largest luxury residential additions the township has seen in years.
According to Abbatiello, “These single-family homes will be built upon 85 acres of land off the intersection of Nutt Road and Clyo Road,” expanding upon the initial 38 homes that previously received approval. Township officials have since authorized 97 additional homes, creating the upscale community known as Mill Creek. Abbatiello notes that the homes are expected to range from $1.3 million to $2 million, positioning Mill Creek among the most prestigious new neighborhoods in the region.
During a public meeting, Township Planner James Metz shared that the new section will be built in the same architectural style as the first phase. Homes will feature one- to three-story layouts and offer around 3,500 square feet of well-appointed living space. The land—currently used for agricultural purposes—will soon transition into an exceptional residential environment designed with an emphasis on craftsmanship and quality.
Infrastructure Improvements Clear the Way For New Construction
The original Mill Creek concept dates back to 1988, but development stalled for decades due to limited sewer capacity. As Abbatiello reports, Lance Oaks, principal at Design Homes, explained that “there have been new sewers put in since then, and upon review from a new sanitary engineer for Montgomery County, it was decided there was sufficient capacity.”
With this hurdle resolved, the township approved several enhancements to the project, including:
- An 11-foot hiker/biker trail along Clyo and Nutt Roads
- Streetlights for improved visibility and aesthetics
- Landscaping upgrades, including plantings along public roadways
- Public space additions, such as benches, walking paths, and fountains
- Upgraded community signage to elevate the neighborhood entrance
Construction on the first 38 homes is expected to begin in 2025, with anticipated occupancy in 2026.
