Nationally, luxury tells a fascinating story of its own: while the broader market has been choppy, U.S. luxury sale prices were rising faster than non-luxury in 2025, with Redfin reporting a record-high October luxury median around $1.28M and annual price growth outpacing the rest of the market. Before we share the 10 most expensive luxury home sales, a quick note on what was (and wasn’t) included.
- Market area: We focused on the Dayton suburbs and the Springfield market within the Miami Valley. We did not include luxury sales from Cincinnati-area suburbs such as Mason, Loveland, or Lebanon.
- Property type: This list includes residential single-family home sales only—no commercial transactions.
- Land size: To keep the comparison consistent, we only included homes on 5.0 acres or less. That means we excluded larger-acreage properties, including farms and equestrian estates over 5 acres.
With those guidelines in place, these sales represent the top end of the Miami Valley luxury residential market—the homes that set the pace for high-end living in our region.

- Greene County’s absence is a first. In prior years, Greene County commonly earned a spot among the region’s biggest closings. This year’s list marks a meaningful change in the Top 10 geography.
- Springfield made a strong statement. Springfield recorded two Top 10 luxury closings in 2025—and both were contemporary homes, reflecting a growing appetite for bold design and high-end amenities in that market. Note that both Springfield properties were on the market significantly more days than the other homes on the list, which sold rather quickly in 2025.
- Contemporary is having a moment. Four of the Top 10 were contemporary in style, showing that modern architecture, clean lines, and indoor-outdoor living are gaining traction across the region.
- The Oakwood surprise: Oakwood is celebrated for timeless, historically inspired luxury—yet one of this year’s biggest closings was an architect-designed contemporary home.
