Some of the most meaningful client relationships Cyndi and I have developed did not end when the first closing was completed. They continued into the next move, the next home and, sometimes, an important decision involving someone the clients love.

Dwayne and Patti Deis are a wonderful example of that.

It Started With a Beavercreek Home and a Lot of Furniture

Dwayne and Patti were our next-door neighbors when they decided to sell their first home. Like many homeowners preparing to sell, they knew their house well, but they were not sure how buyers would respond to the way it was furnished and arranged.

They had accumulated quite a bit of furniture and many personal belongings. Their biggest question was not whether they liked their home. It was how to present it so a buyer could immediately see the home at its best.

We brought in professional staging help and worked through the recommendations together. I appreciate the way Patti described that part of the experience. She remembered it as a partnership—not a list of demands about what they “had to” remove or change.

One part of Dwayne’s interview made me smile. Before we listed that first house, he had a selling price in mind. Based on what I saw in the market and what I believed buyers would recognize in the home, I recommended a list price nearly $20,000 higher than the figure he had been considering.

The home then sold for more than our asking price.

I do not share that to suggest every seller should simply choose a higher price. In fact, overpricing a house can be one of the most damaging mistakes a seller makes. I share it because good pricing is about evidence, local market knowledge and a careful evaluation of the individual property—not flattery and not guesswork.

Patti said during the interview that we did not promise them the moon. I consider that a tremendous compliment.

Sellers deserve an honest assessment, even when the conversation is not easy. They also deserve an agent who recognizes value they may not see themselves. Our responsibility is to study the market, tell clients what we genuinely believe and recommend a strategy we can support with facts.

Both homes that Dwayne and Patti asked us to list ultimately sold above asking price. Those results began with honest conversations, thoughtful preparation and pricing strategies grounded in the market at the time.

Then the Relationship Moved From Selling to Building

After the Beavercreek sale, Dwayne and Patti were ready for a different kind of move. Their next chapter involved building a home in Fairborn.

Buying new construction can look simple from the outside. The house is new, the plans are attractive and the builder has a representative ready to answer questions. But the builder’s representative works for the builder. Buyers deserve someone in the process who is looking out for their interests.

Cyndi spent the time necessary to help Dwayne and Patti consider their options and move toward the home that was right for them. Dwayne described our roles well: I helped them prepare, price and sell, while Cyndi helped them find the right homes to consider. That is one of the real strengths of working with us as a husband-and-wife real estate team.
