The latest data from Dayton REALTORS® for August shows that home sales have remained relatively steady compared to August 2023. However, the average sales price continues to climb, reaching $286,666, which is a 9.6% increase from the previous year. Similarly, the median home price has risen to $249,000, marking a 6% jump from last year’s numbers. These figures underscore the continuing demand and competitive nature of Dayton’s housing market.

Strong August Sales Volume and Year-to-Date Performance

In August, 1,318 sales generated a cumulative sales volume of $377.8 million, reflecting an 8.5% increase from August 2023. The rising prices have contributed to a solid year-to-date performance in the Dayton real estate market:

The average sales price from January to August increased by nearly 10% to $278,630.

The median sales price during the same period rose 8%, reaching $239,900.

The total sales volume for the year surged by 21%, reaching an impressive $2.7 billion.

This strong momentum is also evident in the year-to-date sales, which saw a 10% increase compared to last year, with 9,781 units sold.

Lower Inventory Highlights the Competitive Market

Despite the strong sales performance, inventory remains tight. The number of listings submitted in August dropped by 7.8% compared to last year, with 1,654 entries. However, on a year-to-date basis, there’s been an 11% increase in listings, with 11,987 properties entering the market from January to August.

As of the end of August, there were 2,001 active single-family and condominium listings in the Dayton MLS, representing just 1.5 months’ supply based on the current sales rate. This limited inventory continues to put upward pressure on home prices, making Dayton a competitive market for both buyers and sellers.
