Why Winter is the Perfect Time to Sell Your Springboro, OH Home | Expert Tips from Local Realtors

Why Selling Your Springboro Home in the Winter is a Smart Move (Hint: It’s Not Just About the Holidays)

If you’re thinking about selling your Springboro, OH home, you might be tempted to wait until spring. After all, isn’t spring the “ideal” time to sell? It’s true that buyer activity often picks up during the warmer months, but here’s the twist: so does your competition. Spring brings a surge of listings, making it harder for any one home to stand out. That’s why selling your home in the winter could be the strategic move you’ve been looking for.

Home Selling Sweet Spot - Winter

Less Competition, More Visibility

Historically, the number of homes for sale drops during the cooler months. This is true not just in Springboro, but also in neighboring cities like Beavercreek, Centerville, and Xenia. When inventory shrinks, buyers have fewer choices—and that’s great news for sellers. Your home is more likely to grab attention simply because there are fewer alternatives.

Think of it this way: In the spring, your house might be one of 10 similar listings in your area. But in the winter? It could be one of only three. That’s a significant advantage when it comes to attracting motivated buyers.

Serious Buyers Mean Serious Offers

Another perk of selling in winter is the type of buyers you’ll encounter. During the colder months, casual browsers and “just-looking” types often take a break. The buyers who are active now are serious, whether it’s because of a job relocation, an expiring lease, or another pressing timeline.

For example, if a military family stationed at Wright-Patterson Air Force Base in Fairborn is relocating, they’re not waiting for the snow to melt—they’re looking to buy now. Similarly, buyers in Centerville or Kettering with kids might want to move during winter break to minimize disruption during the school year.

As Investopedia puts it:

“. . . if your house is up for sale in the winter and someone is looking at it,

chances are that person is serious and ready to buy.”

Timing Is Everything

Data from the National Association of Realtors (NAR) shows that inventory consistently dips during the winter months. While inventory is higher this year than in previous winters, it’s still below the springtime surge. This means you can list your home in the current sweet spot, taking advantage of lower competition while still attracting motivated buyers.

And let’s not forget the emotional draw of a cozy home during the colder months. A warm, well-staged home with seasonal touches like soft blankets, glowing candles, or a crackling fireplace can resonate with buyers in a way that springtime staging simply can’t.

Why Wait for Spring?

Whether you're selling in Springboro, Beavercreek, or Kettering, listing your home now gives you the chance to get ahead of the curve. By the time the spring wave of listings hits, your home could already be sold. That means no stress of competing against dozens of new listings, no scrambling to stage your home during peak market season, and no wondering if your house is getting lost in the shuffle.

Let’s Talk Strategy

Selling a home in the winter takes a strategic approach, and that’s where working with experienced local realtors like us comes in. From understanding the best time to list in Centerville to staging tips for a Fairborn home, we’ll help you make your property shine in any season.

Top Tips to Get Your Dayton Area Home Ready to Sell in 2025 | Expert Real Estate Advice

Getting Your Dayton Area Home Ready to Sell in 2025: A Step-by-Step Guide

If you're thinking about selling your home in 2025, don’t wait until the last minute. Homes in the Dayton area—whether in Beavercreek, Centerville, Fairborn, Springboro, or Kettering—are in demand, and you want your property to stand out in this competitive market. Preparing your home early means you’ll attract more buyers and get the best possible offers.

Selling your home doesn’t have to be overwhelming. With the right plan and the help of highly-rated real estate agents, you’ll be ready to hit the market confidently.

1. Start with a Plan

Don’t dive into home improvement projects without a clear strategy. Not every repair or update will pay off when you sell. For example, what works in Oakwood might not have the same impact in Tipp City or Englewood.

Why it’s important: A local real estate agent can help you pinpoint the updates buyers in your specific suburb want most. We know the Dayton market inside and out and can help you prioritize repairs and renovations to maximize your return on investment.

📞 Call Don and Cyndi Shurts at 937-241-2124 or 937-604-5194 to get started with a personalized home evaluation.

2. Focus on Key Home Improvements

Get your Dayton Ohio house ready to sell!

Buyers in Bellbrook or Miamisburg may look for certain features that differ from those in Xenia or Huber Heights. However, some home improvements are universally appealing:

  • Fresh Paint: Neutral tones make your home look modern and move-in ready. Think of it as giving your home a makeover that everyone will love.
  • Bathroom Updates: A sparkling bathroom can seal the deal. Simple updates like new fixtures or re-grouted tile can make a big difference.
  • Kitchen Refreshes: The kitchen is the heart of the home. Small upgrades, like replacing cabinet hardware or updating lighting, can give it a fresh look without breaking the bank.
  • Curb Appeal: Homes in Yellow Springs or Centerville with well-maintained lawns and welcoming entrances get more attention from buyers. Landscaping is an investment that pays off!
  • Pro Tip: Focus on what adds value and skip what doesn’t. A professional agent can guide you on which updates are worth your time and money.

3. Declutter and Organize

Buyers in Vandalia or West Carrollton want to imagine themselves living in your home, and that’s hard to do if it’s packed with personal belongings.

Why it’s important: A decluttered home feels more spacious and appealing. Clean out closets, simplify decor, and organize spaces like the pantry or garage.

Tip: If you haven’t used it in a year, it’s time to let it go.

4. Take Care of Repairs

From leaky faucets to creaky floors, small issues can send buyers in Springboro or Fairborn running for the hills. Tackle these repairs early to show buyers your home is well-maintained.

Why it’s important: Buyers love homes that feel “move-in ready.” Little fixes go a long way in creating confidence.

Think of every repair as one less thing a home inspector will flag later. Future-you will thank you.  In fact, if you would like to really get ahead of the curve, hire a home inspection to do a pre-sale inspection on your home, so you know what items need to be fixed before the house is put on the market.

5. Stage Your Home

Staging isn’t just for million-dollar homes in Sugarcreek Township or Clearcreek Township. It’s about making your home look its best for photos and showings.

Key Tips for Staging:

  • Highlight your home’s best features, like a fireplace or large windows.
  • Use neutral decor to appeal to a wider audience.
  • Add pops of color with fresh flowers or throw pillows.

Note: That 10-year-old recliner you’ve been meaning to replace? Now’s the time.

6. Highlight the Suburb’s Perks

Each Dayton suburb has unique attractions that make it special. Here’s how to showcase the benefits of your location:

If you’re in Beavercreek, highlight the proximity to shopping at The Greene.

Homes in Fairborn can benefit from their closeness to Wright-Patterson Air Force Base.

Centerville? Mention the excellent schools and parks.

In Bellbrook, buyers love the charming downtown and outdoor trails.

Why it’s important: You’re not just selling a home—you’re selling a lifestyle. Make buyers excited about where they’ll live.

7. Boost Energy Efficiency

From energy-efficient windows to LED lighting, buyers in Xenia and beyond are increasingly looking for eco-friendly features.

Not only will this help attract more buyers, but you’ll also save on energy bills while you’re still living there.

8. Work with a Highly-Rated Agent

The most important step is finding a great real estate agent with a proven track record. With over 20 years of experience and 200+ 5-star reviews, we know what it takes to sell homes in every Dayton suburb.

Why Us: Whether you’re in Springboro, Huber Heights, or anywhere in between, we can guide you through every step of the selling process, from staging to pricing to negotiating the best offer.

Preparing your home for sale is a marathon, not a sprint—but with the right plan, it’s completely manageable. Contact Don and Cyndi Shurts at 937-241-2124 or 937-604-5194 for a no-pressure consultation. Let’s make sure your home shines in the Dayton market!

On Par Entertainment | Beavercreek’s Ultimate Fun Spot Across from The Greene

Duckpin Bowling in Beavercreek with My Family

Celebrating a Family Birthday at On Par Entertainment in Beavercreek

Birthdays are all about family, fun, and making memories, and this year, we found the perfect place to celebrate: On Par Entertainment in Beavercreek. With its sprawling 33,000 square feet of games, dining, and entertainment, this venue was a hit for our entire family. Cyndi and I, along with our two sons, daughter-in-law, and our lively grandson, had an unforgettable day filled with laughter, friendly competition, and delicious food.

Duckpin Bowling: Small Balls, Big Fun

We started our day with duckpin bowling, a unique twist on traditional bowling. The smaller balls and pins made the game approachable for all ages, especially our grandson, who was thrilled to be part of the action. The lightweight ball was easy for him to handle, and watching his excitement as he knocked down pins (with a little help) was priceless.

The energy on the lanes was contagious. Cyndi had a knack for sneaking in spares, and the rest of us were content cheering, laughing, and occasionally groaning at those inevitable gutter balls. It was the perfect warm-up for what turned into an action-packed day.

Family highlight: Our grandson's victory dance after his first “strike” was a moment we’ll never forget. He reminded us all how much joy the simple things can bring.

Mini-Golf: A Family Favorite

Next, we headed over to the 27-hole mini-golf course, which turned out to be a family showdown for the ages. Each hole was uniquely designed, with creative obstacles and challenges that kept us all entertained. While our grandson focused on simply getting the ball to the hole, the rest of us leaned into the friendly competition.

Cyndi’s precision putting gave her the early lead, but let’s just say not all of us were as successful (I may have needed a few “practice strokes” on some holes). Still, every challenge brought new laughs and great photo opportunities.

Pro tip: This isn’t just any mini-golf course—it’s an adventure at every turn. Make sure to snap a family photo at the most whimsical holes!

A Meal to Remember

After working up an appetite, we headed to the dining area for a well-earned break. Ordering was a breeze with On Par’s kiosk system, which let us customize our meals quickly and easily. While the food options were a hit, it was the endless soft drinks that really stole the show. Our grandson loved being able to refill his drink on his own—it made him feel like part of the big kids’ club.

Cyndi and I enjoyed the chance to relax and savor the moment as we watched our family share stories and laugh over the day’s highlights.

Family bonus: The soft drink station made staying refreshed easy, and it was a small detail that added big smiles to our day.

What We Didn’t Get to Try—But You Should

While our day was packed with activities, we couldn’t fit in all the fun that On Par Entertainment has to offer. Here’s what’s still on our bucket list for our next visit:

  • Karaoke Rooms & Public Stage: On Par has five private karaoke rooms and a public stage where you can belt out your favorite songs. Whether you’re a natural performer or just want a good laugh, this feature promises endless entertainment.
  • 102 Self-Pour Taps: For the adults, On Par’s self-pour tap wall offers an impressive selection of 102 craft beers, wines, and ciders. It’s a beer lover’s dream and perfect for sampling local brews.
  • Games Galore: On Par also features shuffleboard, pool tables, five private dart lanes, and even a massive 16-person foosball table—perfect for larger groups or anyone looking for a unique gaming experience.
  • VIP Sections and Bottle Service: For special occasions, On Par offers VIP sections with bottle service, making it an ideal spot for bigger celebrations or a night out with friends.
  • Heated Patio: The heated patio provides a cozy place to unwind, no matter the season. We can’t wait to enjoy this feature on a future visit.

Having a great time at On Par in Beavercreek

Why On Par Entertainment is Perfect for Families

Whether it’s bowling, mini-golf, or grabbing a bite to eat, On Par Entertainment offers something for everyone. Its variety of activities makes it ideal for families like ours, with options that appeal to kids, parents, and grandparents alike. From the vibrant atmosphere to the welcoming staff, it’s a venue that truly brings people together.

We loved seeing our grandson light up with excitement, hearing Cyndi’s laughter as she celebrated a mini-golf win, and simply being surrounded by the people we love. On Par gave us the perfect space to create memories, and we’re already planning a return visit to explore even more of what it has to offer.

A Birthday Tradition in the Making

As we left On Par Entertainment, we couldn’t stop talking about the fun we’d had. The combination of games, great food, and family time made this birthday one to remember. It’s safe to say that On Par might just become a staple in our family’s celebration traditions.

If you’re looking for a place to bring your family together, celebrate a special occasion, or just enjoy a day of fun, On Par Entertainment is the spot to be.

October 2024 Dayton Housing Market: Prices Rise Amid Steady Sales

October 2024 Housing Market in Dayton, Ohio: Steady Growth and Rising Prices

The Dayton real estate market maintained its momentum in October 2024, showcasing resilience and steady growth. Fueled by increased home prices and consistent sales, the housing market’s performance highlighted its stability even amidst national conversations about fluctuating interest rates and inventory shortages.

Dayton Ohio Area Housing Market Update for October 2024

Here’s a closer look at the key metrics from the latest data reported by Dayton REALTORS®’ Multiple Listing Service (MLS):

October 2024 at a Glance: Growth Across the Board

The housing market in Dayton reached a sales volume of $347.7 million, marking a notable 5% increase from October 2023. This growth underscores the market's sustained demand and ability to perform amidst challenges faced by other regions.

Home Prices Surge

Home values in Dayton have continued to climb. The median sale price rose by 4%, reaching $245,000, while the average sale price hit $278,667, up nearly 5% from the same period last year. These price increases highlight the value of Dayton’s housing market and reflect a strong investment opportunity for buyers and sellers alike.

Flat Sales Numbers

While home prices increased, the number of sales remained relatively stable. October 2024 saw 1,248 sales, slightly edging out October 2023 by just four transactions. This stability indicates that the market is keeping pace with demand despite inventory challenges.

Year-to-Date Trends: A Record-Breaking Year

Zooming out to the year-to-date performance, Dayton’s housing market is on track for a record-breaking year.

Total Sales Volume: Through October, the market generated a staggering $3.4 billion, a 16% increase compared to the same period in 2023.

Homes Sold: A total of 12,248 homes were sold, up nearly 7% from last year.

Price Appreciation: The average sale price increased by over 9% to $278,447, while the median price climbed 6.6% to $239,900.

These numbers reinforce the trend of rising home values, providing significant equity gains for homeowners.

Inventory Challenges Persist

The number of new listings in October 2024 dipped slightly, with 1,573 homes hitting the market—a 1% decrease from last year. This decline mirrors the slight drop in active inventory, which ended the month at 2,169 properties, equating to just 1.7 months of supply. This tight inventory continues to drive competition among buyers, contributing to the rise in home prices.

What This Means for Buyers and Sellers

For Buyers: The Dayton real estate market remains competitive, with homes selling for 99.2% of their list price on average in October. With prices steadily increasing, now may be a strategic time to enter the market before further appreciation makes it more challenging.

For Sellers: Rising prices and limited inventory create favorable conditions for sellers. Homes are in demand, and well-priced listings are likely to attract offers quickly.
