The Miami Valley enjoys four distinct and beautiful seasons with a variety of popular activities. Residents celebrate the variety of weather (most of the time) in the area. Most would say that spring and fall are their favorite!  |  | | Snowfall turns the Dayton area into a winter wonderland for man and beast! Our youngest son enjoys the first snow fall of the season with our collie. |
 WINTER Winter lasts from December through February with average temperatures around 25 degrees F. Low temperatures can dip to single digits, but do not often drop below zero. Northern Ohio receives much more snow than our area due to the lake-affect moisture patterns. Yet in the valley we might receive 20 – 30 inches of snow during the season. One thing that many residents tire of quickly during our winters is the long stretch of “gray” days. We often get beautiful days with warm temperatures in January and February that tease us into thinking Spring is here early – wrong! Popular Winter Activities: Sledding at area parks when the snow accumulates. Ice Skating at the Kettering Ice Arena located at the Kettering Recreation Complex. Going to Dayton Bombers Hockey games at the Nutter Center on the North side of Beavercreek. Holiday Christmas parties and concerts are numerous in Dayton.   |  | | Spring fever usually hits in February and everyone is anxious to be outside! A little rain is not stopping our son from enjoying the patio and pond. | |
 SPRING Spring temperatures begin to warm the Dayton landscapes by mid March and are in full swing by the time April rolls around. Temperatures range from 40 through 70 degrees F throughout the spring months. This season often brings the most rainfall. Grab an umbrella! Popular Spring Activities: Hiking at local Metro Parks. Fishing. Gardening, Golfing at Springboro’s Heatherwoode or Beavercreek’s Public Course. Baseball is a popular sport in the area with the Dayton Dragons and the Cincinnati Reds. Bellbrook hosts the first festival of the season – The Sugar Maple Festival. SUMMER Local Schools conclude the first week in June and vacation season begins. June tends to be more mild compared to the drying heat of July & August. Summer can be extremely hot and humid in the Miami Valley, but the heat doesn’t often limit outdoor activities like you might find in southern states. Temperatures can reach into the 90s frequently in July and August. Popular Summer Activities: Swimming at local community pools and water parks. Camping at nearby state parks and camp grounds. Canoeing is popular on area rivers including the Little Miami River. Bicycling along the Greater Dayton bike path that connects Dayton to Beavercreek, Xenia, Yellow Springs, Waynesville to Cincinnati. The Dayton Air Show draws huge crowds each year. FALL Cooler fall temperatures refresh the region in mid to late September. This season is often the most enjoyed by local residents as the air is crisp with low humidity levels. Bright fall foliage is often ablaze in the area generally toward the end of October. Popular Fall Activities: School Football Games. Bonfires, Hayrides and Haunted Houses. Hunting Season. Hiking is also popular in the fall. Fall Festivals are popular throughout the region. Waynesville’s Sauerkraut Festival is among the most popular. Foreclosures >5. What Happens During the Foreclosure
- Missed payments. The first sign that foreclosure is coming is when a homeowner gets behind on their house payments. Lenders usually understand if a homeowner falls behind on one or two payments and will offer repayment plans so the homeowner can get back on track. However, if they don’t, the foreclosure process will continue.
- Lender notices. After a homeowner misses payments, the lender will get in contact with them either by mail or phone. (The timeframe depends on the lender.) The lender will most likely want to avoid foreclosure as much as the homeowner, so this dialogue can benefit the homeowner in finding alternatives to foreclosure.
- Options are discussed. The homeowner and the lender can brainstorm ideas on how to rectify the situation. If the homeowner and the lender can come to an agreement on payments to get the mortgage back on track, the situation is resolved and foreclosure is avoided.
- Foreclosure filing. If there is no solution to the process, the lender will begin filing a lawsuit to foreclose on the home. This brings the question of foreclosure before a judge. During this process, a title search must occur to make sure if the lender is permitted to foreclose and is not engaging in unjustified foreclosure. In some jurisdictions, court-ordered mediation must take place between the lender and the borrower after the borrower is served with the foreclosure suit, but before the final foreclosure decision, as a last-ditch effort to avoid foreclosure.
- The home is foreclosed on. The lender resumes all rights and responsibilities of the property. The previous homeowner no longer owns the home.
- Foreclosure auction. Usually, the house will then go to a foreclosure auction to be sold. In order to get rid of the home fast, the lender can sell the home at a lower price.
