 Springboro is located in southwest Ohio in Warren County. It is conveniently located near I-75 along the Dayton-Cincinnati corridor, making it an ideal place to call home for those working in either Dayton or Cincinnati. The area was settled as early as 1796, and Springboro was founded in 1815 by Jonathan Wright. It was predominately a Quaker area during its early years. Springboro has historical significance as it was considered a hotbed of Underground Railroad activity due to the anti-slavery sentiment of its residents. The historic importance of the Underground Railroad is commemorated by an Ohio Underground Railroad Historic Marker that was erected on October 17, 1999. Preservation of Springboro’s heritage is evident in stores and buildings on S. Main Street, many of which were built by the Quakers that originally settled there.

 The City of Springboro operates 3 recreational parks. North Park has five soccer fields, two lighted tennis courts, two sand volleyball courts, playground, fitness track, walking trails, picnic shelter, and a summer concert series is offered at the Springboro Ampitheater. Eighteen acre Community Park offers two lighted tennis courts, a basketball court, four baseball diamonds, two playground areas, two picnic shelters, and two concession areas. Clearcreek Park is a ninety acre park with walking trails, soccer fields, baseball diamonds, and a shelter house. For the golf enthusiast, there are two golf courses to challenge you in the Springboro area. Heatherwoode Golf Club is a beautiful 18 hole course, open to the public. The course is challenging, yet enjoyable for all levels of experience. A large practice area includes a driving range and chipping and putting green. Sycamore Creek Country Club is a private, 18 hold course that was designed by Jack Ortman. The course was built on gently rolling terrain with tree-lined fairways and water hazards at nine of the holes.

After your search for a house and all the negotiations are over, you arrive at the the sales price. Finally, you feel some certainty about your bottom line. However, it is not unusual for there to be disagreements about what is included in the sales price. Careful drafting of the paperwork can help to avoid future disputes.
The following definitions may help. Real property is land and any permanent attachments, such as buildings, landscaping and fences. Personal property consists of movable possessions, such as furniture and clothing. A fixture is defined as an item of personal property which has become part of the real property by virtue of becoming permanently attached, such as a new sink, a Jacuzzi, or a chandelier.
The principal area of dispute about the sales price often relates to fixtures. Most preprinted real estate contracts will provide space for the fixtures to be listed. Whether you are selling or buying, you should make use of this space. Do not assume curtains, satellite discs, antennas or fireplace equipment come with the house. You should also make it very clear what you don't want left on the property. If you are specific about every item that may be questionable, you will greatly reduce the chances of a dispute after the closing.
