Air Force personnel moving to the Miami Valley tend to find communities along I-675 to be the most ideal due to commute times being between 5 – 20 minutes and gates being located just off the interstate. WPAFB officers and enlisted men/women often choose neighborhoods in Beavercreek, Kettering, Centerville, or Bellbrook because of travel times from the air force base to home. Other communities to consider are Oakwood and Springboro. Both would add a bit more commute time but offer residents adequate reason for the extra drive. Home prices generally are lowest in Kettering Ohio (beginning in the low $100s for a Kettering three-bedroom home) to the additional communities offering a mid to high range of quality homes ($160K for a 4 bedroom/ 1.5 baths all the way up to Million Dollar Executive Style Homes). Wright Patterson Air Force Base (WPAFB), the research and development arm of the Air Force, is the 5th largest employer in the state of Ohio and the largest employer in a single location. (WPAFB is located in Fairborn Ohio and is in Greene County.)A good supply of affordable homes can be found in Fairborn Real Estate. A One out of 12 people working in the Greater Dayton Ohio areas are employed by Wright Patterson. About half of all the 20,000+ employees are civilians. Wright Patterson is the headquarters of the Air Force Logistics Command, Air Force Material Command, and the Aeronautical Systems Division (ASD). The base is also home to more than 100 other Department of Defense (DOD) divisions. Many military personal find themselves relocating to WPAFB to attend the Air Force Institute of Technology (AFIT). The base also is home to a large medical facility Wright Patt Medical Center (WPMC). The eastern part of Washington Township has been experiencing growth with new construction in a variety of price ranges. Bellbrook was named for founder Stephen Bell, who help to establish the downtown village area. Settled in 1816, its location along the Little Sugar Creek, Sugar Creek, and the Little Miami River was ideal for the early pioneers. One of the nicest things about Bellbrook and Sugarcreek Township is that the peacefulness and tranquility of the setting makes you feel like you are away from the hustle and bustle of life, yet it is really close and convenient to shopping, dining, and entertainment. You truly have the best of both worlds in Bellbrook!
Bellbrook and Sugarcreek Township are very carefully planned communities. The desire was to prevent the urban sprawl that is so prevalent in other communities. Bellbrook real estate range from apartments and condos to single family homes nestled in lovely neighborhoods. Home prices range from the low to mid $100’s for Bellbrook three-bedroom homes to houses with 1 plus acres in Bellbrook OH, on up to executive, luxury homes beginning at $500,000 to $1.5 million. The city owns over 30 parcels of parkland and open space in the community. Magee Park, along the Little Sugar Creek, is a very beautiful park with a picnic shelter, grills, and playground equipment. Eagleland is located behind Sugarcreek Elementary School and is a fun place for families with young children, with plenty of space to play and climb. Wooden structures on this playground include a tree house, a pirate ship, a space tunnel, and a bouncing boat, as well as an abundance of slides and other activities. My kids loved to play in this park when they were younger. Sackett-Wright Park is located along State Route 725 and along with the Barnett addition, boasts a 54 acres complex where many sporting events take place, such as football, soccer, and baseball. The facilities also include two picnic shelters, grills, an exercise course, sand volleyball court, and concession stand. The Bellbrock Park is located on North Main Street and was at one time the location of a natural mineral spring that attracted visitors to the area. It is a beautiful wooded park that is the central location for the Sugar Maple Festival, held in the Spring every year. One of our favorite parks is Sugarcreek Metro Park. Located off Wilmington Pike with parking on Conference Road, this park is simply beautiful. Well maintained trails will allow both the casual walker and the serious hiker to enjoy the beauty and serenity of nature. Sugarcreek Metro Park offers 5 miles of hiking trails through woods and native prairie areas. Do you love to go horseback riding? The Metro Park offers guided trail rides over 6 miles of bridle paths. Feel free to bring your own horses; there is a large parking area for horse trailers off Wilmington Pike with easy access to the bridle trails. Definitely a fun place to explore year round!

Sugarcreek Local is an award winning school district dedicated to academic excellence and high standards for students and faculty. In the August 26 addition of the Dayton Daily News, it was reported that Bellbrook High School ranked #38 out of Ohio’s 825 high schools based on the Ohio Department of Education Performance Index Score. The district reviews their strategic plan annually to improve and provide for the needs of the students in the district, both academically and socially.

Shopping is close and convenient to anywhere you would choose to live within Sugarcreek Township. Retail stores, groceries and restaurants can be found along State Route 725 and Wilmington Pike. For groceries, residents can choose from
Dot’s Supermarket in downtown Bellbrook, and Kroger or Cub Food along Wilmington Pike. National retail stores include Target, Lowes, Home Depot, Wal-Mart, and Kohl’s. If you’re hungry, you’ll find all sorts of restaurant choices, from fast food to sit down restaurants.
