Kettering Ohio has always been known for its inventive spirit. The earliest settler to the area was John Patterson, who built the first log cabin in the area in 1798. The population began to expand in the 1840’s and the township of Van Buren was created, which would remain the area’s name for over 100 years. The city of Kettering was named for inventor Charles F. Kettering, who resided in his home at Ridgeleigh Terrace until his death in 1958. Over his lifetime, he held over 300 patents for his inventions including the all-electric starter, ignition, and lighting systems for automobiles. He and his partner Edward Deeds founded the Dayton Engineering Laboratories Company, which is still a vibrant part of the City of Kettering economy. The City of Kettering was named for this prestigious man in 1955 when it was incorporated.  

Kettering is boarded on the north by the City of Dayton, on the west by Oakwood, on the east by Beavercreek, and on the south by Centerville. Residents enjoy a quality school system from elementary to high school. Many residents enjoy following the Fairmont High School's sports programs, including football, basketball, soccer and many more. Go Firebirds. Throughout kettering neighborhoods you will see signs mounted on houses that declare pride in their Fairmont students. 

New businesses have been attracted to the city's several business parks. Reynolds & Reynolds build a major complex a few years ago adjacent to the 1250-acre Miami Valley Research Park, which houses AFIT, Booz Allen Hamilton, BWI Group, Strategic Leadership Association, and Wright State University Center for Global Health Systems & Management. Just recently the Community Tissue Service broke ground for a new complex. Kettering is also a major economic force in the area and is home to several large employers. The city’s top five employers are the Kettering Medical Center, Delphi Corporation, Reynolds & Reynolds, GE Money (a division of General Electric), and Victoria’s Secret Direct. Many Kettering residents also work at Wright Patterson Air Force Base and General Motors, both of which are close by. 


Kettering is a great place to call home for a number of reasons.  The eastern part of Kettering is filled with lovely neighborhoods with charming homes priced from $80,000 up to $165,000.   The southern portion of the city provide larger ranch homes, two-story houses and bi-levels.  The western side of the Kettering, which is bordered by the city of Oakwood, is full of beautiful tree-lined streets with cape cods, ranches, traditional two-story homes as well as larger custom homes.  Like most cities, Kettering has a local income tax.

Opportunities for residents to participate in organized sports and recreational activities abound in Kettering parks and community activity centers! Delco Park in the eastern part of Kettering has ball diamonds, picnic facilities, a fishing lake, soccer fields, sand volleyball courts, BMX bike track, and walking paths. The Kettering Recreation Complex meets all of your recreational and workout needs including weight rooms, walking/running track, indoor swimming pool, ice arena, an outdoor water park, basketball courts, and fishing lake with outdoor walking trails. The nearby Rosewood Art Center offers many classes such as dance, art, theater, and writing. Membership to the Rec Center and class registrations are discounted for Kettering residents or those who work in the city. The world’s first Skate Plaza, which features a 40,000 square foot skateboard park, opened in 2005 and is well used by the youth of Kettering. Lincoln Park is a beautiful place to enjoy on a summer evening, walking along tree-lined paths and enjoying the music coming from the Fraze Pavilion, a major outdoor venue which features concerts from major music stars as well as local artists, including the Dayton Philharmonic. 

Kettering has many wonderful small shopping areas which offer diverse specialty stores unique to the area. Town and Country Shopping Center is centrally located in Kettering and features wonderful shops including clothing boutiques, books, gifts, collectibles, and fine dining. DeClarks, Trader Joes, Books & Company, SteinMart are just a few of the most popular stores. This indoor strip mall has served Kettering residents for a number of years and is a favorite shopping spot of locals. The Shops of Oakwood are also close by and feature unique boutiques and dining opportunities. The Dayton Mall, The Greene Town Center, and the Mall at Fairfield Commons are a short drive from Kettering and offer a wide range of shops and anchor stores.

Titles >Do You Really Need Title Insurance

When a home is purchased, title insurance is one of the closing cost items on the closing statement. This insurance protects the buyer from defects in the title that are not discovered until after the closing. There are two kinds of title insurance--coverage that protects the lender for the balance of the mortgage if the buyers have a loan, and coverage that protects the buyers' equity in the property.

It is prudent to purchase owners' coverage because most of the title problems that arise after a closing are not from a sloppy title search, but are the result of inaccurate information in the public records. The ownership chain goes back a long way, and fraud or misrepresentation anywhere in the chain could mean big problems. Title insurance will protect you if a wife or husband did not properly sign off on the ownership papers or if the property was sold as part of an estate that was later disputed. Most people do not have to deal with the title insurance company after the closing, but this coverage could save your investment if a problem arises.
