Wright Patt real estate actually encompasses several communities/suberbs in the Greater Dayton area. Air Force personnel moving to the Miami Valley tend to find communities along I-675 to be the most ideal due to commute times being between 5 – 20 minutes and gates being located just off the interstate. Our experience has indicated that many of the military families area very happy to commute times in the Dayton area. WPAFB officers and enlisted men/women often choose neighborhoods in Beavercreek, Kettering, Centerville, or Bellbrook because of travel times from the air force base to home. Other communities to consider are Oakwood and Springboro. Both would add a bit more commute time but offer residents adequate reason for the extra drive.
When starting your search for Wright Patterson homes for sale first consider how much you want to spend. Home prices generally are lowest in Kettering Ohio (beginning in the low $100s for a Kettering three-bedroom home) and Fairborn. Then other communities offer a mid to high range of quality homes ($160K for a 4 bedroom/ 1.5 baths all the way up to Million Dollar Executive Style Homes). Wright Patt realty varies from community to community, so even if you are just starting your house hunt, pick up the phone and call Cyndi Shurts and she will tell you about the communities and what kind of houses are currently available and share with you the great things about each town.

Making An Offer >Keeping Your Earnest Money Safe
When you make an offer on a house, it is accompanied by an earnest money check. Earnest money is intended to demonstrate that you are "in earnest" about purchasing the property. The earnest money check is made out to the listing company. What happens to this check?
The party holding the check acts as an escrow agent until you go into closing. At that time you will receive credit for the amount of your check against the down payment and closing costs. Real estate brokers are required by law to keep escrow funds in a special account. These funds cannot be used to pay any other expenses associated with the sale. If you don't complete the transaction, the purchase contract determines the disposition of your earnest money funds. Be sure to review this part of your contract with the real estate agent.
If you are in default on your agreement, the funds may go to the sellers, so be sure that you understand the deadlines in order to avoid breach of contract and forfeiture of your deposit. If you have any questions, be sure to ask your real estate agent for advice.
